Description
The United States Government seeks to lease office space consisting of approximately 6,270-6,930 rentable square feet in Philadelphia, Pennsylvania within the following delineated area: Space must be located within the area bounded by or fronting on the following: Starting at the I-95 and Allegheny Ave intersection, Take Allegheny Ave West to Kensington Ave.; Take Kensington Ave North to Tioga St.; Take Tioga St East to Emerald St; Take Emerald St North to Venango St.; Take Venango St West to Kensington Ave.; Take Kensington Ave North to the Tacony Creek; Follow the Tacony Creek East to Aramingo Ave.; Take Aramingo Ave North to Orthodox St.; Take Orthodox St North to Railroad.; Follow Railroad North to Wakeling St.; Take Wakeling St North to Oxford Ave.; Take Oxford Ave North to Oakland St; Take Oakland St Northeast to Pratt St.; Take Pratt St South to Akron St.; Take Akron St North to Bridge St.; Take Bridge St West to Oakland St.; Take Oakland St Northeast to Sanger St.; Take Sanger St East to Akron St.; Take Akron St North to E Cheltenham Ave.; Take E Cheltenham Ave West to Horrocks St.; Take Horrocks St North to Comly St.; Take Comly St East to Farnsworth St.; Take Farnworth St North to Devereaux Ave.; Take Devereaux Ave West to Leonard St.; Take Leonard St North to McKinley St.; Take McKinley St West to Bustleton Ave.; Take Bustleton Ave North to Roosevelt Blvd.; Take Roosevelt Blvd North to Unruh Ave.; Take Unruh Ave East to Hawthorne St.; Take Hawthorne St North to Knorr St.; Take Knorr St East to Cottage St.; Take Cottage St South to Magee Ave.; Take Magee Ave East to I-95.; Take I-95 South to Bridge St.; Take Bridge St East to Richmond St.; Take Richmond St South to I-95.; Take I-95 South to Allegheny Ave. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,800 ANSI/BOMA usable square feet. Parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Patrick Murray.
