Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN DENVER, CO The United States Government seeks to lease class ‘A’ contiguous office space. The space offered must consist of approximately 11,558 rentable square feet in Denver, CO. The space should be on the second floor or higher. The space should yield approximately 10,050 ANSI/BOMA usable square feet. A minimum of sixty-three (63) surface parking spaces is required at no cost or reasonable commercials rates within a two-block radius of the offered space. Where public transportation is available, stops are required within two blocks of the space. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: Lincoln Avenue on the south, proceeding west on South University Blvd., proceeding west on Highlands Ranch Pkwy., to Hwy 85(South Santa Fe), proceeding North on Hwy 85 to W. Mineral Avenue, proceeding east on W. Mineral Avenue to E. Dry Creek Rd, proceeding east to the point where the lines of E. Dry Creek Rd. and S. Peoria St. would intersect, proceeding south to E. Lincoln Ave. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than September 1, 2009. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
