- REQUIREMENT: The U.S. Government is interested in leasing approximately 8,450 rentable square feet of office space. The rentable space shall yield a minimum of approximately 7,000 to a maximum of 7,700 ANSI/BOMA Office Area (previously Usable) available for use by tenant for personnel, furnishings, and equipment. The building offered must be Class "A" professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. Property owner(s), at their expense, shall provide both an emergency potable water supply and emergency back-up power with the capability to sustain full operation of this office for a min. of 10 days. All exterior windows shall be storm resistant and/or property owner shall provide storm shutters on all exterior windows at their expense. -UNIQUE REQUIREMENT- -Secured, daytime and overnight Parking spaces for 12 vehicles - DELINEATED AREA: Northern Boundary: Rio Canas Industrial Park Eastern Boundary: State Road #1 Munoz Marin Avenue (South) to intersection of PR #52 Southern Boundary: Munoz Marin Avenue to intersection of PR #52 Western Boundary: Los Prados and Hacienda San Jose LEASE TERM: Ten (10) Years, FIVE (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5th) year. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN OCTOBER 30, 2008 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Site map and plans: one-eighth inch scale drawing of space offered if available. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
