Description
U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR OFFICE SPACE KANSAS CITY, MISSOURI The General Services Administration (GSA) seeks expression of interest from owners and authorized agents of aboveground office and related space. The Government presently occupies 170,970 ANSI/BOMA Office Area square feet of office space in a highly secured facility in the Central Business District of Kansas City, Missouri The Government will consider relocation if economically advantageous. The Government will consider agency mission requirements, the cost of moving and alterations, the ability to achieve the necessary level of security and associated costs, etc. when deciding whether it should relocate. Occupancy would be required by October 15, 2009. AMOUNT: GSA desires to lease approximately 204,607 square feet of BOMA rentable space together with a minimum of 104 on-site secured parking spaces. An additional 270 spaces are required within 1.5 blocks. Rentable space must yield approximately 170,970 ANSI/BOMA Office Area square feet, available for use by the agency for personnel, furnishings, and equipment. TENANT: Multiple tenants primarily Department of Transportation LOCATION: Within the Central Business District of Kansas City, Missouri REQUIRED: Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks shall be well maintained. Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Current security standards for the subject location far exceed industry standards. Therefore a high level of security is a requirement. TERM: Lease will be for a term of ten (10) years with the Government having termination rights after the third (3) year with one hundred and twenty days (120) days written notice to the Lessor.
