- REQUIREMENT: General Services Administration is interested in leasing 29,190 rentable square feet of office and related space, which will yield a minimum of 25,383 ANSI BOMA usable square feet on a minimum of 10 acres of land. The space will be occupied by DHS – Customs and Border Protection. LEASE TERM: 20 years; 5 years firm term. (Longer firm term may be considered.) UNIQUE REQUIREMENTS: Office and related space must be contiguous and on one level without being split by a public corridor. First floor space is required. The Government requires a fully serviced lease including fifteen (15) on site indoor secured parking spaces for Government vehicles, thirty (30) on site secured outdoor parking spaces for employees, and five (5) on site outdoor spaces for visitors. A sally port with one (1) overhead door with access directly into the leased premises is required. Site location and zoning must allow an on site helipad, dog kennels, and detention facilities that are required by the Government. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The Government requires a minimum 50-foot setback between any structure and adjacent properties. Space shall conform to GSA requirements for fire and life safety; and shall be ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. Services, utilities and maintenance will be required 24 hours per day, seven days per week. LOCATION: Offered properties must be located within the city limits of Lake Charles, Louisiana. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. For unimproved sites provide specific location. 2)One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
