Description
UNITED STATES GOVERNMENT is seeking to lease office, laboratory, warehouse and related space consisting of approximately 59,310 rentable square feet plus 3,300 rentable square feet of outside wareyard in Santa Cruz, California within the following delineated area: North to Cabrillo Highway East to Almar Avenue South to West Cliff Drive West to Shaffer Road The space must yield a minimum of 53,700ANSI/BOMA (“Usable”) square feet to a maximum of 56,400 ANSI/BOMA square feet of contiguous space. The anticipated term is 10 years firm as a fully serviced lease. The estimated occupancy date is 7/18/2011. The Government also requires 20 on-site reserved/secured parking spaces in addition to the number of spaces required to meet local code at no additional cost. The building must be located in a professional surrounding, prestigious in appearance, and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, Local, and accessibility (Architectural Barriers Act Accessibility Standard [ABBAS] compliant, or, if not, landlord must be willing to make the building fully ABBAS compliant), OSHA, seismic protection, fire safety codes, and not located in a flood plain. Property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement of right of way will not be counted in the buildable area. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48”X 40”) without breaking down the pallet. Space must have the potential for efficient layout; The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space, irregularly shaped space configurations, or other unusual building features adversely affecting usage. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The Government shall have access to the space 24 hours per day, 7 days per week. Existing buildings will be considered. Submission Requirements In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission must be included in bid. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership." Expressions of interest must be submitted in writing and should include the following information at minimum: Building name/address Location of space in the building and the date it will be available Drawing of space offered Rentable square feet offered and common area factor used to determine the RSF Name, address, telephone number and e-mail address of authorized contact
