Description
DEPARTMENT OF VETERANS AFFAIRS (VA)SEEKS EXPRESSIONS OF INTEREST FOR OFFICE & RELATED SPACE Department of Veterans Affairs (VA) is competing an existing lease location and seeks to lease approximately 28,300 ANSI/BOMA office area square feet of contiguous space to be used for administrative, medical, office and other related space in Baton Rouge, LA. The offered space shall not be on more than one (1) floor. A lease term of up to 7 years is required. On-site parking for 140 vehicles is required. The desired occupancy date is August 2009. Space must be located within the following delineated area: Begin at the intersection of North Blvd. and Foster Dr.; proceed North on N. Foster Dr. to Florida Blvd., then East on Florida Blvd. to Airline Hwy.; proceed South on Airline Hwy. to Highland Rd., then West on Highland Rd. to Perkins Rd.; proceed Northwest on Perkins Rd. to S. Acadian Throughway; proceed North on S. Acadian Throughway to North Blvd., then East on North Blvd., ending at Foster Dr. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting current Federal, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD as built floor plans identifying the space offered; on-site parking ratios; loading dock/area specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market value for space. ANSI/BOMA office area square feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than October 31, 2008, 4:00 PM EST.
