- REQUIREMENT: Approximately 46,237 rentable square feet of office and related space including 150 on site parking spaces with the capability to add 10 parking spaces. Rentable space must yield a minimum of 40,206 usable square feet available for use by tenant for personnel, furnishings, and equipment. Existing buildings, new construction, or sites large enough to accommodate the requirement may be considered. This requirement can be satisfied by either of the following: One (1) 40,206 usable square foot building with 150 parking spaces with the capability to add 10 additional parking spaces. Two (2) buildings, as follows: 1)one building of 20,106 contiguous usable square feet with 110 parking spaces with the capability to add an additional 10 parking spaces and 2)one building of 20,100 contiguous usable square feet with 50 parking spaces. The two buildings must be within 15 minutes drive time of each other. UNIQUE SPECIFICATIONS: If satisfying the space requirement in one (1) 40,206 usable square feet building, each requirement of 20,106 usable square feet and 20,100 usable square feet must be contiguous. If satisfying the space requirement in two (2) separate buildings, all space offered must be contiguous in the two buildings. The space has a relationship to other existing Government locations within the area and does have specialized security needs. LEASE TERM: Lease term will be fifteen (15) years with ten (10) years firm. A fully-serviced lease shall be required.
