Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 2,139 rentable square feet yielding a minimum of 1,860 ANSI/BOMA area square feet of contiguous office and related space, preferably second floor or higher, in Dublin, GA. Space on the first floor will be considered only when no other space is available or if deemed appropriate by the tenant agency. Location must not be in the immediate vicinity of any potential environmental threats, (i.e. fuel storage areas, gas stations, chemical manufacturing facilities, etc.) Three reserved parking spaces are required as part of the lease, with the capability to add one additional parking space over the term of the lease. Requested space must be fully-serviced and in a building that can be customized to meet the Government’s needs and security requirements. The building must meet Federal Government standards for fire safety, must be ADA compliant and be located outside a 100-year floodplain. A sprinkler system must be located throughout the building. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space offered must have potential for efficient layout and be ready for occupancy by November 2009. DELINEATED AREA: o North: Hillcrest Pkwy & Mail Road o South: US Hwy 80 & Bellevue Rd. o East: Georgia Hwy 441 o West: Richland Avenue LEASE TERM: Lease term is fifteen (15) years with a firm term of ten (10) years. EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EST, December 1, 2008. Expressions of interest should include building name and address or map coordinates for proposed tract, legal description, 1/8 inch scale drawing of space offered or site plan, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, and contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership.
