- REQUIREMENT: The U.S. Government is seeking to lease approximately 133,268 rentable square feet yielding 115,885 ANSI/BOMA office area square feet of contiguous office and related space in Nashville, TN within the following delineated area: DELINEATED AREA: North: I-40/I-440 East: Murfreesboro Pike/Murfreesboro Road SR-70S South: Davidson County Line to I-65 South to Murfreesboro Road/3rd Avenue S to Church Street West: SR-431 REQUIRED: The space offered shall be in a modern, first class office building. Contiguous space on multiple floors is acceptable. Seven hundred thirty-six (736) on-site parking spaces are required. On-site parking shall be in accordance with the local ordinance. All potential sites must be protected throughout by an automatic sprinkler system. Columns must be at no less than 24 feet on center each way. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Newly constructed buildings are required to meet a 20-foot setback from streets and public parking. For proposals of existing space, a 20-foot setback is required from the curb line or nearest point accessible by a vehicle. This requirement applies to "all sides" of the building. The Government does not accept sub-leases. Space must be ready for occupancy no later than January 13, 2011. LEASE TERM: Term is for 20 years, 10 years firm, with the Government having cancellation privileges after 10 years.
