- U.S. GOVERNMENT WANTS TO LEASE SPACE IN DENVER, CO (SFO#8CO2362) REQUIREMENT: General Services Administration is interested in leasing 15,561 rentable square feet of office and warehouse space, which will yield a minimum of 13,351 ANSI/BOMA office area square feet. The space will be occupied by the DHS ICE Office of Investigations. LEASE TERM: 5 years firm term. UNIQUE REQUIREMENTS: Office and warehouse space must be contiguous and on one level without being split by a public corridor. First floor space is required. Warehouse must contain 10,031 ANSI/BOMA square feet of useable contiguous space. Office space must contain 3,500 ANSI/BOMA square feet of usable contiguous space. The warehouse area requires a minimum clear ceiling height of 15’. Two (2) drive-in doors are required, and the building must include drive-through ability for a bus, parking lot capable of maneuvering bus in and out of inside storage, 200 amp electrical service, inside floor drain. The Government requires a fully serviced lease including seven (7) on site surface parking spaces for government vehicles and sufficient parking for employees and visitors. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall conform to GSA requirements for fire and life safety, including an automatic sprinkler system; and shall be ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. LOCATION: Offered properties must be located within the following boundaries: NORTH: Hampden Ave. SOUTH: Wolfensburger Road (Castle Rock) EAST: Parker Road WEST: Santa Fe OCCUPANCY: Occupancy is required as soon as possible. Office space construction, if required, may be postponed to post-occupancy subject to Government approval. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. For unimproved sites provide specific location. 2)One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
