- UNITED STATES GOVERNMENT General Services Administration OFFICE AND WAREHOUSE SPACE REQUIRED Littleton, CO The Federal Government has a requirement to lease space consisting of approximately 3,000 usable square feet of office space and 7,000 usable square feet of warehouse space. Contiguous office and warehouse space preferable. Office rentable space must yield 3,000 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Environmental Protection Agency. Expressions of interest should include the following: Proposed Occupancy Date: January 30th, 2009 or earlier. Location: The space shall be located within the delineated area described below (see boundaries) Lease Term: Ten (10) years, ten (10) years firm; Available Space: Warehouse space must have six (6) roll up bay doors with a minimum of 10 feet W x 14 feet H x 60 feet D. Must have available parking including paved area to stage vehicles with an available 27-point turning radius. Space offered must be located: North boundary is Highway 285; West boundary is where C470/285 intersect running to S. Platte Canyon Rd running South with imaginary line to Castle Rock; South boundary is Castle Rock city limits; East boundary is Parker city limits and Englewood city limits running North where imaginary line of Highway 285 would extend to the North. Only properties that are contained on or within these boundaries meet or are capable of meeting the above criteria will be considered for this procurement.
