- UNITED STATES GOVERNMENT General Services Administration Seeks Leased Space in Jacksonville, FL REQUIREMENT: The United States Government seeks to lease 2,221 Rentable Square Feet (RSF) to yield 1,931 ANSI Boma Office Area Square Feet (ABOASF). The Government requires a fully serviced lease. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: The delineated area is the CBD of Jacksonville: Beginning at I-95 and West State Street, proceed east on West state Street to Union St. Expressway. Continue east to Bryan Street, proceeding south on Bryan Street to Hart Bridge Expressway. Travel west on hart Bridge Expressway to E. Bay St.; Follow E. Bay Street to N. Liberty St.; South on N. Liberty Street to E. Coastline Drive; From E. Coastline Drive, North to Hubbard Street. Take immediate west path from Hubbard to Water St. Take Water Street to John T. Alsop Jr. (JTA) Bridge. Take JTA Bridge south to Riverplace Blvd. Proceed east on Riverplace Blvd. which turns south to I-95. Proceed on I-95 West through the North/northeast bend back to W. State Street. REQUIRED: Parking Requirements: 3 spaces assigned and on-site. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. The space must be within the same building, contiguous on the same floor and above the first floor. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Include whether the site is located in a flood zone and if so, please indicate the type of zone. LEASE TERM: Term is for 10 years, with 5 years firm, with the Government having cancellation privileges after the 5th year on 60 days notice. Proposed occupancy date is April 30, 2010, or earlier if feasible. OWNERS/AGENTS: We plan to schedule your appointment for December 17, 2008.
