- REQUIREMENT: The U.S. Government is seeking to lease approximately 33,507 rentable square feet yielding 29,137 ANSI/BOMA office area square feet of contiguous office and related space, plus forty-six (46) secured, covered parking spaces, in Fort Myers, FL within the following delineated area: DELINEATED AREA: NORTH: Colonial Boulevard EAST: I-75 SOUTH: Daniels Parkway WEST: South Cleveland Avenue REQUIRED: Space should be located on the ground level and/or contiguous floors if more than one floor must be used. The space must also be located in one contiguous block, without being split by a public corridor. In a multi-tenant building, there must be separate public and secure entrances to the space. Site must not be located adjacent to or within close proximity of religious institutions, residential property, schools (public or private), childcare centers, or nursing homes. Additional security and special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. LEASE TERM: Term is for 15 years, 10 years firm, with the Government having termination privileges after 10 years. Occupancy Date: September 1, 2010 OWNERS/AGENTS: All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
