- The General Services Administration (GSA) is seeking expressions of interest for a Development Team to design, construct and maintain an office building under a long-term lease arrangement: Location: The Government’s intent is to transfer an assignable option to purchase a pre-selected site to the successful Offeror as part of a lease agreement. The site is 12.2 acres and is located in Spectrum Ridge at Deer Valley, 7th Street and Deer Valley, Phoenix, Arizona. Square Footage Requirement: The successful Offeror will construct an office building for lease by the Government. The site will encompass a 100-foot setback with 345 structured parking spaces, 30 tenant surface parking spaces, as well as 30 surface parking spaces outside of the secured perimeter for visitor parking. The facilities shall consist of a minimum of 210,202 rentable square feet equating to 184,296 ANSI/BOMA Office Area and related space, meeting US Government specifications. Offerors will be required to submit proposals based on the configuration of the 7th Street and Deer Valley site and the requirements outlined in the Solicitation for Offers. Building: This solicitation will be conducted under the guidelines of the Design Excellence Program and is a two-stage leasing procurement. This program stresses design creativity and quality. Construction will have to comply with specified state-of-the-art technology and provide a minimum floor template of approximately 30,000 to a maximum of 40,000 square feet. Term: Term of the lease will be for twenty years firm, as determined by the Government through negotiations. Occupancy is required by November 2011.
