- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN DES PLAINES, ILLINOIS The United States Government seeks to lease class A contiguous office space. The space offered must consist of approximately 28,750 rentable square feet located in Des Plaines, Illinois. The space should yield between 25,000- 27,500 ANSI/BOMA usable square feet. DESCRIPTION: The space offered cannot be located on the top floor or ground floor of the street side of the building; must be within 3 walking blocks of a CTA train station and within 2 to 3 driving miles from O’Hare International Airport. DELINEATED AREA: The proposed space must be located within the following delineated area: North:Higgins Road South:Bryn Mawr Avenue East: River Road West: Mannheim Road LEASE TERM: The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. REQUIRED: The Government will require a total of one hundred eighty (180) parking spaces. Eighty (80) of the parking spaces must be reserved; the remaining one hundred (100) spaces may or may not be reserved. Covered parking is preferred. Additional space is required for occasional short term use of wire mesh cages for twelve (12) K-9 service dogs to be on a ground, loading dock, basement or first floor. In addition, the building should have a loading dock and freight elevators. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. ESTIMATED OCCUPANCY DATE: Space must be ready for Phase I (10,000 usf) of occupancy no later than January 2010; Space must be ready for Phase II (15,000 usf) of occupancy no later than October 2010.
