- REQUIREMENT: The U.S. Government is seeking to lease approximately 5,485 rentable square feet yielding 4,770 usable square feet ANSI/BOMA office area square feet of contiguous office and warehouse space, in San Antonio, TX. The desired space should be mixed use space consisting of 2,875 RSF of warehouse space and 2,610 RSF of office space. Parking is required for 6 Government vehicles and ample space to maneuver and store equipment such as trucks, and SUV’s with trailers for boats and ATV’s. Requested space must be fully-serviced and in a building that can be customized to meet the Government’s needs and security requirements. The building must meet Federal Government standards for fire and seismic safety, must be ADA compliant and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space offered must have potential for efficient layout and be ready for occupancy by May 15, 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. DELINEATED AREA: North: Bandera Road (Highway 16) East: Callaghan Road South: Highway 151 to Potranco Road West: Loop 1604 to FM 471 to Steubing/Galm Road LEASE TERM: Lease term is 10 years, 5 years firm.
