Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 2,472 ANSI/BOMA area square feet of office and related space for personnel, furnishings, and equipment in Los Angeles, California, together with six (6) on-site structured parking spaces. The building must be located in a prime commercial office district with attractive and prestigious surroundings with a prevalence of modern design or tasteful rehabilitation. There should be adequate public parking, public transportation, moderately priced restaurants, and other services within a convenient and safe walking distance. Offered space must be contiguous on a single floor. Client agency cannot collocate in a location with heightened security or law enforcement agencies. DELINEATED AREA: Area of consideration is West Los Angeles and is roughly bounded on the North by Sunset Boulevard, on the West by 26th Street, on the South by Jefferson Boulevard, and on the East by Overland Boulevard/Centinela Avenue. Map of the delineated area is attached. LEASE TERM: Lease term will be 10 years, 5 years firm. OCCUPANCY DATE: Within 3 months of Government Notice to Proceed with construction. Target is October 1, 2009. EXPRESSIONS OF INTEREST: Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. If you desire to submit a location for inspection, please forward information by 5:30 PM EST, December 23, 2008. Expressions of interest should include building name and address, legal description, 1/8-inch scale drawing of space offered, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet (Common Area Factor), and contact information for owner or authorized agent.
