- The U.S. Government is seeking to lease approximately 18,800 ANSI/BOMA area square feet of office and related space in San Juan, Puerto Rico. Bldg. Room 359, 150 Chardon Ave., Hato Rey, PR 00918 REQUIREMENT: The U.S. Government is seeking to lease approximately 22,256 rentable square feet to produce approximately 18,800 to 19,700 ANSI/BOMA office area square feet (usf) of office and related space for personnel in San Juan, Puerto Rico. The tenant will require 24-hour, 7-day per week secured access to the space. The building must be located in a prime commercial office district with attractive and prestigious surroundings with a prevalence of modern design or tasteful rehabilitation. There should be adequate public parking, public transportation, and/other services within a convenient and safe walking distance. The building should be located no more than the equivalent of 2 city blocks from a primary or secondary street and public transportation. Offered space must be contiguous on one floor and above street level for security and acoustic reasons, with a minimum of two accessible elevators. The space must lend itself to efficient layout and be no more than twice as long as it is wide. The building offered must meet or be capable of being altered to meet Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building’s structural integrity; the highest safety and security of its surrounding areas. The property owner shall provide both an emergency potable water supply and emergency back-up power with the capability to sustain full operation of this office for 10 days. Parking: Offered properties must provide a minimum of nine (9) parking space for official government vehicles. All parking spaces capable of being protected to create secured inside/onsite parking facilities or located adjacent to the property offered and secured. Delineated area: (Guaynabo, Puerto Nuevo and Santurce): North: starting at St. Rd # 2 (Ave. Labra) and travelling East along Expresso R. Baldorioty de Castro to (St. Rd. #26) to Intersection Ave. Jose De Diego Ave. (St. Rd. #37); West: intersection of St. Rd # 2 (Ave. Labra) and continuining along St. Rd. 28 (Ave.Central Juanita) and St. Rd 165 continuing to and south along St.#2 to intersection and traveling along St. Rd. 20 (Expreso Martinez Nadal) to St. Rd. 17 (Jesus T. Pineiro). South: along (Ave. Jesus T. Pineiro (Ave. Central/St. Rd.#17) on the East to intersection of Martinez Nadal Expwy (St. Rd. #20) on the west, and East: at intersection of R. Baldorioty de Castro Expwy. (St. Rd. #26) to Ave. Jose De Diego Ave. and Luis Munoz Rivera Expwy (St. Rd. #1) and connecting south along Jose De Diego Expwy (St. Rd. #22) and connecting with Ave. Jose De Diego toward the South to intersection of Jesus T. Piniero Ave. (Ave. Central/St. Rd. #17). LEASE TERM: Lease term will be 10 years, 5 years firm. OCCUPANCY DATE: Within 6 months of Government Notice to Proceed with construction. EXPRESSIONS OF INTEREST: Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership.
