- UNITED STATES GOVERNMENT Expressions of Interest Sought for Herndon, VA The United States Government seeks to enter into a full service lease for approximately 48,037 rentable square feet (RSF) yielding approximately 41,772 ANSI/BOMA Office Area Square Feet (ABOASF) of contiguous office and related space in Herndon, VA. The Government is considering whether to remain in its existing leased space or relocate to alternative space. The Government will consider relocation if alternative space can satisfy the Government’s requirements and costs including, but not limited to, rent, tenant improvements, physical move, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. The delineated area is as follows: North:Route 7 East:Reston Parkway South:West Ox Road, McLearen Road, and the Fairfax County Parkway West:Route 28 Public transportation shall be available within three blocks from the proposed location. The anticipated term is for ten (10) years firm with an additional five (5) year renewal option. The required occupancy date is April16, 2009. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest should include the following information at a minimum: •Building name and address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, and utilities. •Name, address, telephone number, and email address of authorized contact; The Government will require a Tenant Improvement Allowance which will be provided at a later time. The Government is using a tenant broker to represent them in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
