6DC0127 AD AMENDMENT: THIS IS A RE-ADVERTISMENT TO A PREVIOUSLY PUBLISHED FEDBIZOPPS AD PLACED ON MAY 09, 2007. THE PURPOSE OF THIS AD IS TO CLARIFY THE CHANGE IN SQUARE FOOTAGE FOR THE REQUIREMENT. U.S. GOVERNMENT SEEKS TO LEASE UP TO APPROXIMATELY 43,000 RENTABLE SQUARE FEET OF OFFICE SPACE IN WASHINGTON, D.C. REQUIREMENT: The United States Government (Government) is seeking expressions of interest from potential sources for office space in a portion of the central business district in Washington, DC. Offerors of existing buildings or new construction, within the delineated area, which meets the requirements, will be considered. The space offered will be apportioned among multiple user groups occupying up to a combined total of approximately 43,000 rentable square feet, in increments of approximately 7,000 to 16,000 rentable square feet. The Government will reserve its right to make one award in a co-location scenario, or the alternative, make multiple awards in the event that the user groups will be housed in separate locations. The Government also reserves the right to make multiple awards on different dates. Space must be ready for build out by June 2009. The area of consideration: North: North side of I Street, NW South: South side of H Street, NW East: West side of 14th Street, NW West: East side of 17th Street, NW, to its intersection with Connecticut Ave, NW The anticipated term is for ten (10) years firm as a fully serviced lease. Buildings offered for consideration must be of sound and substantial construction, and of the type generally recognized as contemporary with the capability to meet all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. SUBMISSION REQUIREMENTS: Any offeror who previously responded to this advertisement does not need to respond a second time unless there it is to change the original submission. Expressions of interest must be submitted in writing and must include the following information at minimum; (This is not an invitation for bids or a request for proposals): 1) Building name/address; 2) Legal property description, recent survey, and property identification numbers Lot/Square 3) Location of space in the building and date it will be available; 4) One-eighth inch scale drawing of space offered; 5) ANSI/BOMA defined office area/useable square feet (USF); 6) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; 7) Common Area Factor used to determine the RSF; 8) Name, address, telephone number, and email address of authorized contact; 9) In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
