Description
The U.S. Government seeks to lease approximately 16,629 rentable square feet of space to yield 14,460 ANSI/BOMA Office Area square feet of space in Covington, Georgia within the following delineated area: North: Intersection Hwy 278 and Mill street to MLK JR. Avenue/Covington Bypass South: Intersection Dearing Street & MLF Jr. Avenue/Covington Bypass East: MLK Jr. Avenue/Covington Bypass West: Dearing Street to Floyd Street to Mill Street to Hwy. 78 The Government requires a fully-serviced lease and adequate parking within 2 blocks of the offered space for 72 vehicles. Occupancy date is June 1, 2010 or earlier, if feasible. The required lease term is for 10 years, 5 years firm. Offered space must meet Government requirements for Fire and Lifesafety and Handicapped Accessibility. Unique Requirements: Space offered must be on the second floor or above and be in the same building and contiguous on the same floor with a minimum of 2 elevators to access the space. Space must have potential for an efficient layout and have at least a 2 to 1 ratio. Any properties or proposals submitted by brokers/agent must be accompanied by written evidence that they are authorized to represent the building’s ownership. Sub-leases are not acceptable. Include whether the site is located in a flood zone and if so, please indicate the type of zone. We plan to schedule your appointment for January 29, 2009.
