***AWARDED 11/18/08*** Solicitation: Reference-Number-GS-P-11-07-YT-0429 Agency/Office: Public Buildings Service (PBS) Location: NB CB Richard Ellis Title: X -- UNITED STATES GOVERNMENT SEEKS SOURCES FOR LEASE OF OFFICE AND RELATED SPACE IN NORTHERN VIRGINIA Description(s): Added: Oct 10, 2007 12:00 am United States GovernmentSeeks Sources for Lease of Office and Related Space in Northern Virginia REQUIREMENT: The Government seeks to lease office and related space consisting of approximately 13,749 contiguous rentable square feet, yielding 11,955 contiguous ANSI/BOMA Office Area usable square feet of space, available for use by the Government. Space located on the first (1st) floor is preferable and if the space is on two floors, then at least 6,000 ANSI/BOMA Office Area usable square feet must be located on the first (1st) floor. The building must be able to provide a sally port, which is large enough to allow access for one metro size bus and shall allow for access directly into the space. The building must provide 39 parking spaces which can be secured by fencing. The space must be fully serviced, including all utilities, janitorial, landscaping and snow-removal. The building must be able to accommodate a back-up generator. LOCATION: The unique facility must be located in Virginia, within the delineated area limited by Route 495 North, Potomac River East, Quantico Marine Base South and Route 95 West. LEASE TERM: The proposed rental term shall be for ten (10) years firm. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information: 1. Building name, address, and age. 2. Available square footage (ANSI/BOMA Office Area, rentable and usable). 3. Schedule for completion and occupancy date. 4. Rental rate information quotation per rentable square foot for a ten (10) year firm term. 5. Scaled floor plans (as-built) identifying offered space. 6. Information on project and building ownership.
