Studley c/o Carpenter/Robbins Commercial Real Estate, Inc., Agent for the General Services Administration, 3160 Crow Canyon Road, Suite 200, San Ramon, CA 94583. DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 9,648 rentable square feet of contiguous office and related space yielding a minimum of 8,487 ANSI/BOMA office area square feet (previously usable) and twenty-six (26) parking spaces. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction. TENANT:US Fish and Wildlife Service. LOCATION: Offered properties shall be located within the following delineated area of Torrance, California: North: Artesia Boulevard East: Western Avenue South: Carson Street West: Thorne Boulevard Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for a minimum term of five (5) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government’s requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Offered space must be contiguous on a single floor.
