Description
REQUIREMENT: General Services Administration is interested in leasing approximately 29,700 rentable square feet of existing office/warehouse space, which will yield a minimum of 27,000 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 29,700 ANSI/BOMA Office Area square feet. The space will be occupied by DHS U.S. Customs and Border Protection. LEASE TERM: 10 years, 5 years firm term. The space must be available for occupancy by February 1, 2010. UNIQUE REQUIREMENTS: Office and warehouse space must be contiguous and on one level without being split by a public corridor. First floor space is required. Office space must contain 1,000 ANSI/BOMA square feet of useable contiguous space. Warehouse must contain 26,000 ANSI/BOMA square feet of useable contiguous space. The office and warehouse must be fully climate controlled. The warehouse area requires a 20’ ceiling height with a minimum clear ceiling height of 17’ (all building support features – reinforcement, sprinkler heads, HVAC, lights etc. must be above the 17’ minimum). A minimum of three (3) standard-height docks with dock levelers and overhead doors are required. Dock doors shall be a minimum of 8’0” wide by 8’0” tall with automatic openers. The Government requires a fully serviced lease including six (6) on-site surface parking spaces for employees and visitors. All services (including daytime janitorial service), supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Space shall conform to GSA requirements for fire and life safety, including an automatic sprinkler system; and shall be ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. LOCATION: Offered properties must be located within the following boundaries: NORTH: 96th Street SOUTH: 62nd Street EAST: Georgetown Road WEST: Lafayette Road EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
