Description
The United States Government seeks to lease office/ FLEX space consisting of a minimum of 41,000 ANSI/BOMA square feet of office/warehouse space. In the following area of consideration: North- Olympic Blvd South- Torrance Blvd. East- La Cienega Blvd to 405 Fwy to Normandie Ave West- The Pacific Ocean The office/ FLEX space will be utilized by the Government for a proposed lease term of ten (10) years with a five (5) year firm term, and shall be fully serviced. The space must be available for occupancy on September 1, 2009. The Government requires single tenancy within the office/ FLEX space, and the offered space must be on the first floor. The space offered must be contiguous. The available space must accomodate 10 secured, structured; and 35 surface parking spaces. The building offered for consideration must be of sound and substantial construction. The offered space must meet Government requirements for GSA Fire Protection and Life Safety Standards and Architectural Barriers Act Accessibility Standards [ABAAS] requirements. All offers received will be evaluated to determine whether the offers fully meet National Institute of Standards and Technology (NIST) Interagency Committee on Seismic Safety in Construction (ICSSC) R4 Standards on Seismic Safety for Existing Buildings. The offerer will be required to provide a written certification from a licensed structural engineer certifying that both the building design and construction are in full compliance. Any properties or proposals submitted by brokers/ and agents must be accompanied by written evidence that they are authorized to represent the building owner. Expressions of interest must be submitted in writing and should include the following information at a minimum: 1. Building Name and Address 2. Location of Space in the building and date it will be available 3. Drawing of space offered 4. Rentable square feet offered 5. Common Area Factor (used to determine usable square feet) 6. Name, Address, Telephone Number, and Email Address of authorized contact
