- *Modification to delineated area REQUIREMENT: The U.S. Government is seeking to lease approximately 2,829 rentable square feet yielding 2,460 useable square feet of contiguous office space in Aiken, South Carolina. The space must be located within the following boundaries: North: Columbia Ave South: Park Ave East: Kershaw St West: Pendleton St The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. Space located on the second floor or above is preferred. Five (5) on-site reserved parking spaces are required as part of the lease with the capability to provide an additional one (1) parking space over the lease term. Additional parking for employees and visitors must be commercially available within two blocks Space must meet the Federal Government’s standards for fire safety and must be ADA compliant. The requested space must be in a building capable of being altered to meet the Government’s needs and security requirements. Secure office space and facilities in an office building, fully serviced, and altered to Government specifications are required, to include ample windows to provide natural lighting. The space should not be located in the 100 year flood plain. Lease term is 15 years with 10 years firm. The estimated occupancy date is scheduled for October 1, 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner’s name and address and written statement from owner that the offeror has legal authority to provide information on the property.
