- The Department of Veterans Affairs SeeksExpressions of Interest for 48,384 Net Usable Square Feet of Light Industrial/Warehouse Space in Madison, WI General Information Document type: Presolicitation Notice Solicitation Number: VA-101-09-RP-0064 Classification Code: X-Lease or rental of facilities Set Aside: N/A Contracting Office Address Department of Veterans Affairs, Office of Construction & Facilities Management (00CFM3C), 811 Vermont Avenue, NW, Room 419, Washington, DC 20005 Description: The Department of Veterans Affairs (VA) is seeking to lease 48,384 net usable square feet of light industrial/warehouse space in an existing space for use by VA as a Consolidated Patient Account Center (CPAC). Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building/space must be on a single floor, contiguous, with an open floor plan, and can be provided by modification of existing space. On-site parking for 300 vehicles is required. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Among these requirements, the building must be set back not less than twenty (20) feet on all sides from all public rights of way, driveways, and parking areas. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Middleton Memorial Veterans Hospital that is located at 2500 Overlook Terrace, Madison, WI 53705. Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: 20 years firm as a full service lease. Availability: The estimated occupancy date is June 2010. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN February 10, 2009. 1. Building name, address, age of building and owner. 2. Total net usable square feet, existing or proposed. 3. Rental rate per NUSF 4. Scaled building plans and site drawings, which detail the number of parking spaces. Note: VA staff will conduct a market survey of properties offered for lease. The government will pay no more than the appraised fair market rental value for space.
