- The U.S. Government is seeking to lease approximately 29,088 Rentable Square Feet yielding no less than 25,294 ANSI/BOMA office area square feet of office space in Rego Park/Corona/Flushing, New York. Description REQUIREMENT: The U.S. Government is seeking to lease approximately 29,088 rentable square feet yielding at least 25,294 ANSI/BOMA area square feet of contiguous office and related space in the Rego Park/Corona/Flushing, New York area. Lease term is ten (10) years, five (5) years firm. Space must be situated within an area delineated by the following boundaries: - North – Cross Island Parkway Northwest to the Whitestone Expressway, Whitestone Expressway West to the Grand Central Parkway, Grand Central Parkway West to Astoria Boulevard - South – Long Island Expressway (Route 495) at Queens Midtown Tunnel to Queens Boulevard, Queens Boulevard East to Van Wyck Expressway, Van Wyck Expressway South to the Belt Parkway - East – Belt Parkway East to the Laurelton Parkway North to the Cross Island Parkway - West – Grand Central West to BQE, South to Queens Midtown Expressway, South to the LIE, East to Queen Blvd. Seven (7) inside, reserved parking spaces shall be provided for official government vehicles. Space must be located in a Class “A” environment, with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Space must meet the Federal Government’s standards for fire safety and handicapped accessibility, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and capable of meeting Government specifications are required. Occupancy is estimated for June 1, 2010. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Expressions of interest should include all of the following: 1. Building name and address., 2. Rentable square feet and rate per rentable square foot, 3. Method of measurement used to determine rentable square feet, 4. Common Area Factor (s) for available space by floor if applicable, 5.Evidence of control of the property being submitted. In all correspondence include the following: 1) Name, address and telephone number of the individual offering and to be contacted; 2) Any information regarding influences unique to the site or building that may affect the occupancy; and 3) Incentives and inducements such as tenant improvement allowances, lessor provided enhancements, etc. Interested parties may submit pertinent information by February 6, 2009.
