- U.S. Government seeks expression of interest for Office Space near the Los Angeles International Airport (LAX). DELINEATED AREA: Your submittal MUST show proof that your property is located within the following area bounded by: North: Westchester Parkway / W. Arbor Vitae Street South: El Segundo Boulevard East: Highway 405 West: Pacific Ocean REQUIREMENTS SUMMARY: Space & Special Requirements: Primary Office & Support Area of approximately 62,173 usable square feet. For security reasons, the space must not be on the ground floor or top floor and should not be located in window space that is adjacent to outside fire escapes, ledges, elevators or mezzanines. Canine and canine handler office space included. The selected building must be willing to accommodate metal crates, in a lower basement level, in the garage, or near the loading docks, to house metal crates for approximately five (5) service dogs during the canine handler's office hours. The majority of the working hours for the dogs and handlers will be spent offsite. On occasion the handlers will come to the office for short periods. The service dogs will be temporarily crated during those times. LEASE TERM: The lease term will be for ten (10) years. OCCUPANCY: On or about June 1, 2010. SITE LOCATION: A loading dock and freight elevator for deliveries. PARKING: Need two hundred forty (240) general parking spaces, plus sixty (60) reserved parking spaces for official Government vehicles (covered/inside spaces). Public transportation and visitor public parking must be within three (3) blocks of building. TENANT: Department of Homeland Security - The Transportation Security Administration. SUBMISSION REQUIREMENTS: This is not an "official" invitation for bids or a request for proposals. Expressions of interest MUST be submitted in writing and, at a minimum, should include the following information from Lessors, Lessor's Agents, Principals (other than current owners), and Real Estate Brokers. LESSORS or LESSOR'S AGENTS: 1. Building name and address; 2. Map showing your proposed site clearly identified and being located within the delineated area as mentioned above; 3. Location of space in the building, and date the space will be available; 4. ANSI/BOMA defined office area showing "usable" square feet (USF); 5. Rentable square feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included, if applicable; 6. Name, address, telephone number and e-mail address of authorized contact; 7. Spell out incentives and inducements, if any. PRINCIPALS - other than current owner(s): 1. Properties for sale that are submitted for GSA's consideration must be under the control of the prospective owner(s). Typically, this would be in the form of a signed purchase and sales agreement or an option to purchase agreement between you and the current owner(s). 2. Please include all seven (7) submission requirements as spelled out above under the Lessor and Lessor's Agent heading. 3. The first come, first served rules apply in terms of duplicate submittals. BROKERS - Real Estate: 1. If you wish to submit a building or site for GSA's consideration, please make sure to include written authorization from the Owner or the owner's existing agent. 2. If the owner or the owner's agent submitted the same property within the deadline, you are excluded from representing their property. 3. Where multiple brokers submitted the same property, or where an agent represents multiple ownership entities, written acknowledgement is required from the owners or the owner's agents. 4. The first "complete" submittal received will be dated and time stamped. All submittals must include all seven (7) submission requirements as spelled out under the Lessor or Lessor's Agent.
