- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN WEST BROWARD COUNTY, FL - - - - - - MODIFICATION TO SQUARE FOOTAGE REQUIREMENTS --------- The United States Government seeks to lease first class professional, fully serviced office space in a quality building of sound construction. The office space must be contiguous (not separated by public corridors), and must be located on the third to seventh floor. A total of 46 secured and reserved parking spaces for government owned vehicles must be provided. Inside or covered parking is preferred. If only outside surface parking spaces are available, the spaces must be secured by a perimeter fence. The office space and parking must be accessible on an unrestricted 24/7 basis to government employees. Space proposed in a newly constructed building will be considered but the building must have a minimum of 20’ setbacks on all sides of the building, excluding right of ways and easements. The space offered must consist of approximately 12,750 rentable square feet, and the space should yield 11,096 ANSI/BOMA usable square feet. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. If necessary to satisfy this requirement, 2,400 rentable square feet can be noncontiguous and located on a different floor. Space must be ready for occupancy no later than October 15, 2010. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. The proposed space must be located within the following delineated boundaries: North Boundary:595 & Sunrise East Boundary:Flamingo/Red Road South Boundary:Miramar Parkway West Boundary:172nd @ Bonaventure (combined by Griffin Road) & 869 All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the building’s ownership.
