- ************************************************************************ The purpose of this notice is to modify the initial presolicitation notice originally posted on December 29, 2008. The requirement shown in the fourth (4th) paragraph of the “description” section which previously read, “Space can be offered on no more than three contiguous floors, preference will be given to a two-story offer. If a three floor configuration is offered, a minimum of 37,200 ANSI/BOMA usable square feet must be available within the first two contiguous floors. Controlled access to vertical circulation (elevator) must be provided within the space offered. The agency receives frequent public visitors. The government will be provide security screening equipment and will require space at the government’s entrance for this equipment”, is hereby changed to the following: Space can be offered on no more than three floors, preference will be given to a two- floor offer. If a two floor option is offered, contiguous floors are preferred, but not required. If a three floor configuration is offered, two of the floors must be contiguous and a minimum of 37,200ANSI/BOMA usable square feet must be available on the first two contiguous floors. Controlled access to vertical circulation (elevator) must be provided within the space offered. The agency receives frequent public visitors. The government will be provide security screening equipment and will require space at the government’s entrance for this equipment. All other requirements remain unchanged. Any new buildings seeking consideration must express interest in writing no later than February 10, 2009 and should include all of the required information from the prior advertisement. ****************************************************************** The United States Government seeks to lease office and related support space consisting of approximately 56,925 rentable square feet in Philadelphia, PA. The space should yield a minimum of 49,500 ANSI/BOMA usable square feet. At this time, the Government will only consider existing buildings. A minimum of 7 assigned parking spaces should be available on-site for government vehicles. In addition, 295 public parking spaces should be available within a 1/8 (660 feet) of a mile of the space offered. A commuter rail, light rail or subway station shall be located within the immediate vicinity of the building, but not exceeding 1/4 of a walkable mile. Alternatively, two or more regularly scheduled public or campus bus lines usable by tenant occupants shall be located within the immediate vicinity of the building but not exceeding 1/8 of a walkable mile. Space can be offered on no more than three contiguous floors, preference will be given to a two-story offer. If a three floor configuration is offered, a minimum of 37,200 ANSI/BOMA usable square feet must be available within the first two contiguous floors. Controlled access to vertical circulation (elevator) must be provided within the space offered. The agency receives frequent public visitors. The government will be provide security screening equipment and will require space at the government’s entrance for this equipment. A loading dock or similar type area with an overhead door must be available with the offered space for the receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/unloading area can be at the same grade as the space offered. Building must maintain a twenty (20) foot setback from any public vehicular area. If setback can not be achieved, other approved security measures may be permitted, if approved by the Government. At a minimum this project shall obtain LEED-CI Silver certification for Commercial Interiors. (LEED-CI) for an existing building. The building façade of any schools (preschool through 12th grade) shall not be permitted within 300 feet of the USCIS customer entrance. In addition, USCIS cannot be located in a building that contains public underground parking. The proposed space must be located within the following delineated area: North Godfrey Ave to Rising Sun Ave to Cottman Ave East Delaware River South Packer Ave WestI76 to South Street to 32nd Street to Roosevelt Blvd (Route 1) to Broad St (611)- back to Godrey Ave (connecting to the northern boundary) The proposed lease is for fifteen (15) years, ten (10) firm, and should be fully serviced. Space must be ready for occupancy within 24 months of lease award. The offered space must be in full compliance with handicapped accessibility (ABAAS requirements) and the Government’s fire-safety requirements. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JANUARY 19, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) Floorplans of space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet offered 5) Name, address, telephone number, and email address of individual to be contacted.
