Description
The United States Government ("Tenant") seeks to lease office space consisting of approximately 14,410 rentable square feet in Northern, Virginia within the following delineated area: North - Route 236, Duke Street; East - Route 241, Telegraph Road; South - Route 644, Franconia Road, to S. Van Dorn Street, to Manchester Blvd to Franconia Springfield Parkway; West - Interstate 395 & 495; including 500 linear feet outside the edge of the right-of-way of the boundary roads. The space must be able to yield a minimum of 12,530 BOMA Office Area square feet with ample parking spaces. The Government requires parking of no less than 1 parking space per ever 1,000 rentable square feet occupied and should be supported by no less than 1 parking space per every 250 rentable square feet occupied within walking distance (approximately ½ mile) of the space. The proposed lease is for ten (10) years firm with a five (5) year renewal option and must be fully serviced. Space must be ready for occupancy no later than February, 2010. All space offered must be contiguous on one floor. Use of space shall be of office and service for public use. Space must be located in a commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Public Transportation (commuter rail, light rail, metro bus) is preferred within walking distance (approximately ½ mile) of the space. All services, utilities, parking and tenant improvements must be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire and life safety and handicapped accessibility. Any new construction opportunities must meet minimum set-back requirements of 25-feet and provide site plans of the proposed building.
