- An Error in the location of the leader note should be changed to read Greensboro, NC. The Government is interested in leasing approximately 19,005 rentable sq.ft. yielding 16,526 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in Greensboro, NC. This space is required no later than September 7, 2010. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area. First consideration will be given to the CBD, North: Starting at the NW corner at the Intersection of Friendly Ave & I-73 (future I-840), go east on Friendly Ave, becoming Market St. downtown until it intersects Murrow Blvd.; East: South on Murrow Blvd. to Lee Street, west on Lee Street, becoming High Point Road, until it intersects with Hilltop Road; South: west on Hilltop Road until it intersects Guilford College Road; West: North on Guilford College Road until it intersects with I-73 (future I-840) and head north to starting point. Unique Requirements Overview: The Government Tenant Agency requirement is for contiguous space ideally on a first floor for maximum operational needs. Space utilized for storage and multi-purpose rooms should be contiguous with leased main office area space. Overall dimensions of non-obstructed space shall have a maximum length to width ratio of 2-to-1. Space requiring ramps inside the offered space will not be considered. Column size will not exceed 2 feet square; will be a minimum of 20 feet from all interior walls; and will be separated by a minimum of 20 feet (measured on-center). Location shall embody a professional office image. The Government Tenant Agency reserves the right to reject space adjacent to or in the immediate vicinity of railroad tracks or industrial/warehouse sites; ease of access to and availability of public transportation and parking for visitors and employees. Sites which are located directly on a highway or six lane thoroughfare shall not be considered in the following instances: If the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within one block or if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Locations which have obscure, difficult access or which require multiple turns shall not be considered. Where public transportation is available, passenger stops must be no further than two blocks from the space offered. Restricted for metered parking of one hour or less within the ½ mile radius of the space does not meet parking requirements. An advance 3 week notification of completion of sheetrock installation will be furnished by Lessor to the Contracting Officer's Representative for the Agency to conduct a design-furniture measurement. The Agency requires a furniture pre-installation meeting about 45 days prior to the installation of the furniture. Public transportation must be identified and available within a two (2) block radius. Parking to be identified for 82 spaces. Security, fire, safety, and ADA accessibility requirements will also apply to Government Requirements for acceptability. No sub-leases.
