Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN GREER, SOUTH CAROLINA The United States Government seeks to lease office and related support space consisting of approximately 11,360 rentable square feet in Greer, South Carolina. The space should yield a minimum of 9,879 ANSI/BOMA usable square feet. A minimum of one (1) assigned parking space should be available on-site for government vehicles. In addition, thirty-eight (38) surface public parking spaces should be available within 1/8 (660 feet) of a mile of the space offered. Satisfactory public transportation (bus and/or light rail) must be available, when applicable, within ¼ mile the space offered. Offered space must be on no more than two (2) contiguous floors with a minimum of 6,750 ANSI/BOMA usable square feet of space on the first floor and 3,129 ANSI/BOMA usable square feet of space on the second floor. Controlled access to vertical circulation (elevator) must be provided within the space offered. A loading dock or similar type area with an overhead door must be available with the offered space for the receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/unloading area can be at the same grade as the space offered. Building must maintain a twenty (20) foot setback from any public vehicular area. If setback can not be achieved, other security measures may be permitted if approved by the Government. At a minimum this project shall obtain LEED certification for Commercial Interiors. (LEED-CI) The building façade of the following structures shall not be permitted within 300 feet of the customer entrance; schools (Pre-school through 12). The proposed space must be located within the following delineated area: North: From the intersection of route 14 and 290, heading west on 290 to Route 29. Continue on Route 29 west to Route 291 (North Pleasantburg Drive). Continue west to Route 253 (West Blue Ridge Drive) to intersection of Route 25. West: From intersection with Route 253, continue south on Route 25 to Route 185 South: Route 185 to Route 385 and then to Route 296 until intersection with Batesville Road. East: Batesville Road north to Route 14. Continue on Route 14 until intersection with Route 290 in Greer. The proposed lease is for Fifteen (15) years, ten (10) firm, and should be fully serviced. Space must be ready for occupancy within 24 months of lease award. The offered space must meet Government requirements for Fire, Life-safety, Handicapped Accessibility and Seismicity. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
