Description
REQUIREMENT: The General Services Administration is interested in leasing approximately 12,041 rentable square feet, which will yield 10,471 ANSI/BOMA office area square feet of office and related space. The space will be occupied by Department of Homeland Security, Customs and Border Protection. LEASE TERM: 15 years; 10 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous and located on one level without being split by a corridor. Space must have potential for an efficient layout. Space should be located in a professional office setting. The Government requires a fully serviced lease including a total of 30 secured parking spaces. The parking requirements stated above are in addition to onsite visitor parking. The Government requires building access and in-suite services on a 24 hour, 7 day a week basis. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Space must be fully handicapped accessible. LOCATION: Offered properties must be located in Houston, Texas within the following boundaries: Gosling Road & College Park Drive; South to FM 2920; East to I-45; South to FM 1960; East to Aldine Westfield Road; South to Greens Road; East to JFK Boulevard; South to Aldine Bender Road/FM 525; East to Old Humble Road; North to N. Belt Drive E.; East to W. Lake Houston Parkway; North to North Park Drive; West to Eastex Freeway; North to FM 1314 Road; East to Lazy River Road/SR 242 to Gosling Road & College Park Drive EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. 2)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted 6)Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
