REVISION: This advertisement is a revision to modify the set-back requirements for this procurement. Previously submitted buildings or development site locations that can meet the revised requirements are already considered to have responded to this advertisement. DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 30,443 rentable square feet of contiguous office and related space yielding a minimum of 26,472 ANSI/BOMA office area square feet (previously usable) and thirty-eight (38) secured parking spaces for official Government use, fourteen (14) of which must be covered or located within a parking structure. Availability of a parking structure is desired although not a firm requirement. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction but should meet or exceed one hundred (100) spaces. Offered space must not be located on the ground floor or top floor of a building with shared tenancy; ground floor space is acceptable if the Government will be the sole occupant of the building. In addition to existing buildings, the Government will consider proposed site locations for a build-to-suit development to satisfy this requirement. Ingress/egress to the building must come from more than one roadway. The building must have the capacity to provide a secured area with separate entrances and a sally-port or alternative secured delivery dock. If located within the CBD there must be adequate low to moderately priced eating establishments within three (3) city blocks; elsewhere within the delineated area they must be located within one (1) mile. Buildings or proposed sites must not be adjacent to or within a direct line of sight to schools, child care facilities or predominantly residential neighborhoods. Occupancy must be achieved on or before December 31, 2010. TENANT:Immigration and Customs Enforcement, DHS (ICE). LOCATION: Offered properties shall be located within the following delineated area of Reno, Nevada: North McCarran Boulevard from the intersection of Interstate Highway 80 and North McCarran at the western side of the city of Reno to US395, continuing southerly along US395 to Mill Street, continuing easterly along Mill Street to South McCarran Boulevard (Northern Boundary); Thomas Creek Road from the intersection of Arrow Creek Parkway and Thomas Creek Road northerly to Holcomb Ranch Lane to Lakeside Drive to South McCarran Boulevard and continuing along McCarran Boulevard north northwesterly to interstate Highway 80 (Western Boundary); Damonte Ranch Parkway from the intersection of Double R Boulevard and Damonte Ranch Parkway, continuing westward and becoming Arrow Creek Parkway to the intersection of Arrow Creek Parkway and Thomas Creek Road (Southern Boundary); and From the intersection of Mill Street and South McCarran Boulevard continuing southerly along S. McCarran Boulevard to Longley Lane. Then, continuing southerly along Longley Lane to Barron Way, then to Reno Corporate Drive to double R Boulevard. Continuing southerly along Double R Boulevard to double Diamond Parkway and looping back to Double R Boulevard to Damonte Ranch Boulevard. (Eastern Boundary). LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government’s requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ABAAS (previously ADA) standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Offered space must not be located on the ground floor (build-to-suit offerings excepted) and contiguous. Additionally, proposed buildings or sites must be able to meet security set-back requirements. The minimum required feet of defendable space from the building on all sides is 50 feet for existing buildings and 100 feet for build-to-suit offerings. POINT OF CONTACT: Expressions of interest should be submitted to the following person and address in writing, via e-mail or via fax, and should provide the building name, address, and the offered square footage or for proposed land development sites the lot size w/proposed layout demonstrating that a single story building of sufficient size with parking and set-backs shown and the APN#. Response should also include a site plan, accessibility to public transit (identifying existing transit stops, route number and schedule) and a list of moderately priced eateries within 1 mile and other employee services located within 3 miles of the site. Brokers or Developers who respond on behalf of a building or land ownership shall also provide written evidence of their authority to represent.
