Description
*This is a Modification to expand the delineated area. Please see the modified delineated area listed below: REQUIREMENT: The U.S. Government is seeking to lease approximately 5,019 ANSI/BOMA office area square feet of contiguous office and related space in Bennettsville, South Carolina. Space must be situated within the delineated area: Starting at Business Route 9 and Airport Road, travel East on Airport Road to Cheraw Hwy/Business Route 9, Then South on Business Route 38 to East on E. Main Street to South on Everest Street, Then South on Maple Street to West on Hwy. 15/Hwy. 401, Then South on Highway 38 South to West on James Street to North Jennings Street, Then West on Hwy 15/Hwy. 401 to North on Hwy. 38/Hwy. 9 and ending at Airport Road and Hwy. 9. A minimum of 42 surface parking spaces are required on-site or within a two-block radius of the site. Street level, contiguous (same-floor) space is preferred. The space must meet the Federal Government's standards for fire safety and handicapped accessibility, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required. It is a requirement that the overall dimensions of the space have a maximum length to width ratio of 2 to 1. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before December 1, 2009. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, February 13, 2009. Expressions of interest should include building name and address, location of space in the building, and rentable square feet offered.
