- REQUIREMENT: General Services Administration is interested in leasing 37,850 rentable square feet of build-to-suit or existing office space, which will yield a minimum of 32,910 ANSI/BOMA occupiable square feet. Subleases are NOT acceptable. LEASE TERM: 15 years, 10 years firm term, full service. (The Government reserves the right to change to 15 years firm if financially advantageous) UNIQUE REQUIREMENTS: The Government will enter into an assignable option to purchase a site of approximately 2 to 3 acres (87,120 – 130,680 square feet) for this facility. Site should be zoned for office space with utilities and infrastructure in place. Any restrictive covenants and retained easements should be disclosed. The Government will be leasing the facility; therefore, proposing offerors should note this is a “no cost assignable option” from the Government and the land is to be purchased by the successful Offeror. GSA land option shall be for 12 months, with two 4-month extensions available to the Government. Prospective developers are to advise what type of adjacent uses will surround proposed site. Schools, day-care centers, rehab centers, etc., are not acceptable. For build-to-suits, minimum floor plate should be 15,000 USF and 20,000 USF for secured garage area. Secured parking may be below grade to meet security requirements with office space on the second floor. Existing space offered must be contiguous and have potential for an efficient layout. For mutli-level buildings, space must be located on the second floor or higher. The Government requires a fully serviced lease, including 78 onsite secured/reserved parking spaces with the ability to increase by 22 additional parking spaces over the term of the lease. Structured parking requires minimum 14’ clearance for four of the 78 spaces. Oversized, “special purpose” vehicles will be stored in this area. Remaining 73 spaces can have standard garage height/clearances. Outside parking (except for visitors) and the site perimeter shall have a 10’ Maximum, 6’ minimum, (depending upon location and surrounding area) anti-climb security fence with two gates for egress & ingress. The building shall include a loading dock and freight elevator. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The Government shall have the right to mount antennas on the roof of the building and shall have the right to install a 40’ antenna on the site and adjacent to the building. New construction or existing building will require a minimum 50’ security setback, including visitors parking, driveways and other vehicular traffic. Site should have two distinct exit routes by means of separate thoroughfares. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. This E-posting is pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act, Public Buildings Cooperative Use Act of 1976, and Executive Order 12072. No subleases will be considered. Buildings offered for consideration must be of sound and substantial construction. The offered space must meet Government requirements for Architectural Barriers Act Accessibility Standard (ABAAS) Requirements. The offered space must meet the most recent edition of the building and fire code of the local jurisdiction in which the building is located or NFPA 101, Life Safety Code, whichever is more stringent. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership. Expressions of interest must be submitted in writing no later than March 3, 2009, and should include the following information: street address and building name, if applicable; square footage offered; name, address and phone number of individual to be contacted; and evidence of authority to represent the owner. LOCATION: The site or existing building must be located within and including the following boundaries in San Antonio, TX. North – Loop 1604 West; South – NW I-410 Loop; East – US 281 N; West – West I-10.
