Description
The United States Government seeks to lease approximately 10,950 rentable square feet (RSF) yielding 9,522 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of contiguous office and related space in Johnson City, TN, within the following delineated area: North:Interstate 26 from W. Mountain View Road to N Roan Street (SR 11) South:West Market Street from N. Roan Street to US 11E to N. North Street East:North Roane Street from I26 to West Market Street West:West Mountain View Road from I26 to Knob Creek Road; East on Knob Creek to Fairridge Road; South on Fairridge to Indian Ridge Road; East on Indian Ridge to N. North Street; South on N. North Street to SR 11E. The lease term is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after the tenth year and must be fully serviced. The offered space must meet Government requirements for Fire Safety (offered building must be fully sprinklered) and Handicapped Accessibility. Space shall be located in surroundings conducive to a professional business area and accessible to major highway arteries. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. The Government cannot be located near Public Defenders, US Customs/lNS, Social Services, Probation Offices and the like. The offered building must maintain a minimum 20 foot standoff distance on all sides of the building (street curb to building curtain wall). Occupancy on the 2nd floor or higher is required. First floor space will only be considered if deemed appropriate by the Government. Light industrial will not be considered. On-site, outside, reserved, fenced-in parking for eighteen (18) official vehicles is required with the capability to provide an additional 3 parking spaces over the lease term. Public transportation and parking must be within 3 blocks of the building. All expressions of interest must be submitted in writing by brokers/agents and must be accompanied by written evidence of authorization to represent the building’s ownership. Subleases are not acceptable. Expressions of interest should include the following information at a minimum: •Building name/address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance; •Name, address, telephone number, and email address of authorized contact; •Cost per acre of land; •Site Plans.
