Description
The General Services Administration is currently considering a succeeding lease action for the expiring lease for the military and law enforcement agencies that consist of 227,940 rentable square feet of office and related space with 103 on site reserved structured secured and not accessible to the public parking spaces in Sacramento, CA. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, and replication of tenant improvements, including construction of print shop and necessary electrical and HVAC systems, and installation of UPS system, cafetiria with grill, mail room, photo lab and security improvements, telecommunications infrastructure and non-productive agency downtime. The space must be ready for occupancy on November 1, 2010. The deleneated area is the CBD of Sacramento, CA bounded by Sacramento River to I St., 5th St., H St., 9th St., 11th St., I St., 12th St., 16th St., L St., 17th St., 15th St., L St., 10th St., N St, Sacramento River. Office space must yield a minimum of 202,530 ANSI/BOMA Office Area (usable) square feet of contiguous space and must provide efficient layout. Proposed lease term is ten (10) years firm. The space must meet or be capable of being altered to meet all Government's specifications. The space offered must be fully serviced in a quality Class "A" building of sound and substantial construction, either a new, moderrn building or one that has undergone restoration or rehabilitation for the intended use. The building and leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the stringent shall apply. The space shall be free of asbestos containing materials and other hazardous materials according to applicable Federal, State and local regulations. The building must confirm to Life Safety Performance Level of ICSSC RP 6.
