Description
Winder, GA Delineated Area REQUIREMENT: The U.S. Government is seeking to lease 8,264 ANSI/BOMA office area square feet of contiguous office and related space in Winder, Georgia within the following delineated area: DELINEATED AREA: NORTH: South Center Street EAST: Hwy 82 SOUTH: Candler Street WEST: Athens Street Note: Starting at the corner of Lily Drive and South Center Street, go Northeast on South Center Street. South Center becomes North Center Street. Turn West on East Athens Street. Turn Northeast on Church Street to Candler Street. Turn South on Candler Street to Broad Street. Turn Northeast on Board Street to Highway 82 and go East on Highway 82 to Lays Drive. From Lays Drive, go west on Highway 82 to Broad Street. Continue on Broad Street through name change to Stafford Road. Turn North on Lily Drive to South Center Street. REQUIRED: Street-level, contiguous space is preferred. Contiguous upper-floor space on one floor with two accessible elevators will be considered. Forty-eight (48) parking spaces are required within a two-block radius. On-site parking shall be in accordance with the local ordinance. All potential sites must be protected throughout by an automatic sprinkler system. Columns must be at no less than 24 feet on center each way. Space must be located in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Space must be ready for occupancy no later than January 31, 2010. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
