Description
The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 5,196 rentable square feet in Kittanning, PA. The space should yield 4,518 ANSI/BOMA usable square feet. Agency prefers first floor space. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area : North: Butler Road from the intersection of Glade Run Road and extending approximately 500 to 800 feet to Allegheny Avenue (Rte. 4023) East: Route 4023 / Allegheny Avenue from the extended line of Butler Road continuing on Linde Road to the intersection of Bunker Hill Road and Linde Road. South: Mile Long Hill Road from the intersection of Linde Road to the three point intersection of Mile Long Hill Road, Gellner Road, and Bunker Hill Road; continuing northwest along Bunker Hill Road to intersection of Route 3005 (Pony Farm Road/Bunker Hill Road) & Bunker Hill Road; continuing southwest along Bunker Hill Road to the intersection of McHadden Road & Bunker Hill Rd; continuing along McHadden Road to Glade Run Road. West: Glade Run Road from the intersection of McHadden Road to the intersection of Butler Road. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than September 2, 2010. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): ● Building name and address; ● Legal property description, recent survey, and property identification numbers (PIN); ● Location of space in the building and the date it will be available; ● One-eighth inch scale drawing of space offered; ● ANSI/BOMA defined office area/useable square feet (USF); ● Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; ● Common Area Factor used to determine the RSF; ● Name, address, telephone number, and email address of the authorized contact; and ● In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission.
