- DESCRIPTION U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 4,085 RSF (YIELDING AT LEAST 3,552 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE AND 7 RESERVED PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space shall be ready for occupancy no later than December 1, 2010. SPECIAL REQUIREMENTS: •The offered space should be located on the second floor or higher. •The offered building must have the ability to offer one additional reserved parking space over the course of the lease term. LEASE TERM: Fifteen (15) years, ten (10) years firm. DELINEATED AREA: Lowell, MA as further delineated by the following: •West: North Road and Beech Street •North: Merrimack River •East: Nesmith Street and Rogers Street •South: Route 3 and I-495 EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN APRIL 2nd, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)Floor plan detailing space offered. 3)ANSI/BOMA defined Office Area Square Feet 4)Rentable Square Feet Offered 5)Estimated full service rent including the amount of tenant improvement allowance included in the rate and the amortization rate used 6)Percentage of Common Area Factor used to Determine the Rentable Square Feet 7)Number of parking spaces available on the premises. 8) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
