Description
UNITED STATES GOVERNMENT SEEKS TO LEASE OFFICE SPACE IN SPRINGFIELD, MISSOURI The United States Government seeks a fully serviced lease for Class ‘A’, preferably contiguous, 2nd story or higher office space in Springfield, Missouri. The space offered must consist of approximately 12,329 rentable square feet, yielding 10,721 ANSI/BOMA office area (usable) square feet. Existing buildings are preferred, but consideration may be given to new construction. Delineated Area – The proposed space must be located within the following delineated area: North: East Division Street South: East Republic Street East: Highway 65 West: South Kansas Expressway Term – The proposed lease is for fifteen (15) years, ten (10) years firm. Parking – Twenty-five (25) outside, surface, secured parking spaces. Occupancy – Space must be ready for occupancy on or about March 1, 2010. Special Requirements – 1. Secure parking 2. Twenty (20) foot setback on all sides of the building. 3. Agency cannot be collocated with other Federal, State, local government agencies or private firms whose primary clientele are involved in or have ties to criminal elements. 4. Agency cannot be located near other government agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs and similar social service and welfare type programs, as well as private law firms representing drug offenders. 5. Building entrances/exists cannot be located within 1,000 feet of daycare centers, schools and parks “drug free zone”. Submission Requirements - Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Location address and proposed building name (if any) • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. The offered location must be designed and constructed to meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized.
