- UNITED STATES GOVERNMENT Seeks Leased Office Space Charleston, SC REQUIREMENT: The U.S. Government is seeking to lease approximately 6,066 rentable square feet yielding approximately 5,275 ANSI/BOMA office area square feet of contiguous office and related space in Charleston, SC within the following delineated area: DELINEATED AREA: NORTH:Ashley River EAST:US-17 SOUTH:US-17 WEST:I-526 REQUIRED: Thirteen secure parking spaces are required. A multi-story building is preferred; however, the space cannot be located on the first floor. The building site must not be located within a 100-year flood plain and cannot be within 1000 feet of residential areas, schools, prisons, or daycare facilities. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. Occupancy is required on or before April 1, 2010. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
