Description
The United States Government seeks to lease class ‘A’ contiguous office space. The space offered must consist of approximately 16,832 rentable square feet in the Fort Smith, Arkansas. The space should yield 14,637 ANSI/BOMA usable square feet. Parking – The Government will require two (2) structured and nine (9) surface parking spaces. Delineated Area – The proposed space must be located within Sebastian County Arkansas, City of Fort Smith and is bounded by: • North: Free Ferry Road • East: Massard Road • South: US 71 • West: AR-45 (Old Greenwood Road) Term – The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Occupancy – Space must be ready for occupancy no later than December 9, 2010. Submission Requirements - Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and the date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of the authorized contact; and • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Authorized Contacts - GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CB Richard Ellis. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
