Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 13,220 rentable square feet yielding 11,495 ANSI/BOMA office area square feet of contiguous office and related space in Delray Bach, FL within the following delineated area: DELINEATED AREA: NORTH: W. Boynton Beach Blvd EAST: Military Trail SOUTH: Linton Boulevard to Jog Road. North on Jog Road to West Atlantic Avenue WEST: Route 441 REQUIRED: Street-level, contiguous (same floor) space is preferred. Contiguous upper-floor space on one floor which meets GSA lease criteria and has at minimum two accessible elevators is an acceptable alternative. Fifty-eight (58) surface parking spaces within a two-block radius must be provided. On-site parking shall be in accordance with the local ordinance. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The overall dimensions of the space shall have a maximum length to width ratio of 2-to-1. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Newly constructed buildings are required to meet a 20-foot setback from streets and public parking. This requirement applies to “all sides” of the building. The Government does not accept sub-leases. Space must be ready for occupancy no later than 120 days after the Contracting Officer issues a Notice-To-Proceed for the tenant improvements. LEASE TERM: Term is for 15 years, 10 years firm, with the Government having cancellation privileges after 10 years.
