- U.S. GOVERNMENT WANTS TO LEASE SPACE IN SIOUX CITY, IOWA (7IA2099) REQUIREMENT: General Services Administration is interested in leasing approximately 11,077 rentable square feet of office and related space, which will yield a minimum of 9,632 ANSI/BOMA useable square feet. LEASE TERM: 15 years, 10 years firm term. UNIQUE REQUIREMENTS: Space offered must be located on the second floor or higher and be contiguous and have potential for an efficient layout. Space shall be located in a professional office setting and not within close proximity to residential areas. Space entrances/exits shall be located a minimum of 1000 feet from daycare centers, schools and parks. Additionally, space shall not be located in the same building as Federal, State or local government agencies providing probation, parole or welfare services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare programs, and private law firms representing drug offenders. The Government requires a fully serviced lease including secure on-site parking for 30 Official Government Vehicles. Structured parking is preferred with minimum 14’ clearance; outside parking will require a 8’ or higher anti- climb security fence. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The Government shall have the right to mount antennas on the roof of the building. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. New construction requires a minimum 25’ setback from the building and vehicular traffic. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. LOCATION: Offered properties must be located in Sioux City, Iowa within the area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: Outer Drive North/41st Street SOUTH: Sergeant Bluff/210 Street EAST: US 75/Buchanan Avenue/Carroll Avenue WEST: Hamilton Blvd./Missouri River EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. For unimproved sites provide specific location. 2)One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
