Description
DESCRIPTION: The United States Government currently occupies office and related space in 200 12th Street, Arlington, VA, that is expiring. The Government is seeking to lease approximately 53,651 rentable square feet (RSF) of office and related space. The rentable must yield a minimum of 46,927 ANSI/BOMA Office Area square feet (BOASF). The space must meet NFPA requirements for fire and life safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The lease term requirement is for ten (10) years with cancellation rights after seven (7) years. The space must be ready for occupancy no later than August 31, 2009. The delineated area is: North- I-395 East- George Washington Memorial Parkway, VA-233, Jefferson Davis Highway (Route 1) South- South Glebe Road (VA-120) West- I-395 The Government is considering whether to remain in its existing space or to relocate to alternative space. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs associated with moving. These costs include, but are not limited to, physical move costs, replication of tenant improvements and telecommunications and security infrastructure, and non-productive agency downtime and the impact of a move on the agency’s mission. ON April 17, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)Rentable square feet available and expected rental rate per RSF, fully serviced. 3)ANSI/BOMA defined Office Area square feet to be offered and expected rental rate per BOASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount and amortization rate if any. 4)Date of space availability. 5)Method of rentable space measurement. 6)Building ownership information. 7)Drawing of space offered. 8)Building ownership information. 9)Amount of parking spaces on-site and its cost. 10)Name, address, telephone number, and email address of individual to be contacted. The Government’s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements. With specific respect to expected rental rate information, the Government will assume the maximum rental rate authorized in the applicable lease prospectus related to this requirement in the event the respondent fails to include such information. Submission by other than the owner, manager or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
